SINGAPORE – A new large-scale development, comprising condominium units, co-living spaces and offices in Have­lock Road, will be ready by 2029.

Union Square, located near the Singapore River, is being built by City Developments Limited (CDL). The project site is the former Central Mall and Central Square combined, the property developer said on Oct 11.

A key selling point of the development is the Union Square Residences condominium, which will have 366 units, two clubhouses and two pools, including one on the 34th storey.

The 99-year leasehold apartments comprise two sky suites, a penthouse and one- to four-bedroom units, ranging from 463 sq ft to 1,518 sq ft. They can be previewed from Nov 1.

However, potential buyers will need to wait till the launch date – which has yet to be announced – before they can make a booking.

As part of the project development, some stretches of Merchant Road and Solomon Street will be closed to traffic and converted to pedestrian-only walkways.

The walkways are part of the Urban Redevelopment Authority’s (URA) plans to create a

continuous walking route between Fort Canning Park and Pearl’s Hill City Park.

The redevelopment of Central Mall and Central Square is being carried out under the URA’s Strategic Development Incentive scheme, said CDL.

Under the scheme, URA has granted the development a 67 per cent increase in gross floor area, meaning the new development will have a built floor area of 735,500 sq ft.

URA’s scheme was introduced in 2019 to encourage the redevelopment of older buildings into more productive mixed-use developments.

Besides the condominium, which will be 40 storeys tall with commercial spaces on the first two floors, Union Square will have a 20-storey office block, and a three-storey block with commercial spaces and 134 co-living units.

The co-living facility will operate on a hotel licence, allowing guests to make short-term bookings of fewer than seven days.

Conservation buildings that were part of the former Central Mall will house retail and food and beverage establishments.

In total, Union Square will have about 65 retail units.

An amphitheatre in the development will serve as “the heart of Union Square’s outdoor spaces”, said CDL. It added that having an amphitheatre pays homage to the traditional Chinese street opera performances that were held in the area dating back to the 1800s.

The developer said it plans to organise programmes in Union Square that centre on heritage and the arts to add to the vibrancy of the Singapore River precinct. The activities will help build a sense of community among the development’s residents, it said.
