Forum: Adopt collaborative approach between managing agents, professional engineers for building safety

We refer to the letter “Train managing agents in building inspections to flag defects which may endanger people” (March 17). It suggested that managing agents (MAs) should be trained to conduct building inspections to identify potential safety risks.  

Under current regulations, MAs are not allowed to undertake structural inspections and certification unless they are qualified as professional engineers (PEs). 

While we acknowledge the critical role MAs play in strata property management, building inspections for the purpose of identifying structural integrity and defects require specialised technical expertise and training.

Rather than expecting MAs to assume responsibilities beyond their professional scope, we recommend a collaborative approach. MAs can assist in general maintenance oversight and reporting, while PEs conduct professional engineering assessments.

By working together, MAs can facilitate prompt reporting and PEs can follow up, ensuring a safer and more sustainable built environment.

By recognising the distinct roles and responsibilities of MAs and PEs, we can ensure a more effective and sustainable approach to building inspections and maintenance.
