Wrapped in greenery and punctuated by meandering canals, Leisure Farm feels like a private sanctuary, worlds apart from the buzz of urban life. Located 20 minutes from the Tuas checkpoint, the 714ha township is developed with tree-lined pathways, fruit orchards and neighbourhoods where golf carts glide between homes.

Within the community, Residensi Bayou offers freehold landed homes available for purchase. The development features contemporary three-storey semi-detached and linked houses with open-concept layouts designed to maximise natural light and landscaped views.

Each home comes with dedicated parking and outdoor spaces that connect to Leisure Farm’s network of walking paths and waterways.

It is this blend of space, nature and convenience that draws families looking for something between suburban comfort and resort living. The Schneiders are one of them.

Johannes and Shantrika Schneider chose Residensi Bayou for its natural surroundings and proximity to Singapore, purchasing their four-bedroom home after renting it for 18 months.

For Mr Johannes and Ms Shantrika Schneider, who moved from Germany in 2021, the township has become a community where their family’s daily needs are within walking distance – from workspaces to recreational facilities.

The couple initially chose to rent before eventually purchasing their home here, drawn by the natural surroundings and proximity to Singapore.

“I like the convenience of living near a city like Singapore, but I still feel like we’re on our own farm,” says Mr Schneider.

The Schneiders’ interiors blend modern Indian and European design influences, reflecting the couple’s cultural backgrounds.

Resort living by design

Developed by Mulpha International Group, the company behind Australia’s Sanctuary Cove on the Gold Coast and Norwest City in New South Wales, Residensi Bayou represents the developer’s signature approach to integrated luxury living.

The homes range from semi-detached to linked units, all positioned to take advantage of the township’s expansive greenery and water features.

The broader township has drawn industry attention. Leisure Farm was named Singapore’s Most In-Demand Malaysian Bungalow House at the PropertyGuru Asia Property Awards 2025 held in early October, under the Consumer Demand category. The recognition is based on user searches and enquiries on the platform.

Properties here come with 24-hour security throughout, while residents gain access to Leisure Farm’s full range of facilities and amenities. Each home is finished with quality materials and modern fixtures, ready for families seeking space to work, play and entertain within a resort-like environment.

These facilities have become part of the Schneiders’ daily routines. They frequent the Balè Clubhouse, an 8ha resort-style complex with beach lagoon family pools, a 33m infinity pool, plus a restaurant and bar for dining and entertainment.

The three-storey linked houses feature contemporary facades with clean lines and large windows designed to maximise natural light.

From renting to ownership

Beyond the clubhouse, the couple makes use of tennis courts, basketball courts, the fitness centre and scenic jogging paths that follow the canal network throughout the township. Families with children can enjoy dedicated amenities including the KindiZoo Nature experience and camping and barbecue pavilions for gatherings, while dog owners have their own space at the Balé Dog Park.

Walking and cycling paths connect all villages within the development – which include Bayou Creek and Luxury Villa Collection – while golf cart-friendly roads make transportation convenient and quiet. Residents like the Schneiders can explore themed gardens, fruit orchards and herb gardens that are maintained as shared community spaces.

The couple’s path to ownership was made possible through Leisure Farm’s rent-to-own financing option, which requires a 10 per cent down payment plus 18 months of monthly instalments that are credited towards the final purchase price.

The Balè Clubhouse spans 8ha and includes a beach lagoon, 33m infinity pool, restaurant and bar, alongside tennis courts, pickleball courts and jogging paths.

All payments build towards ownership equity. At 18 months, buyers have the flexibility to settle the remaining balance through either cash payment or mortgage financing.

As a foreign buyer, Mr Schneider found this structure practical. “The rent-to-own programme gives you a lot of flexibility especially for foreigners who need time to sort out their assets and liquidity situation or arrange for financing,” he says. “You don’t have to make a large down payment at first – instead, you can build up equity over the course of one to two years. Frankly, without the programme, we wouldn’t have done it.”
