Plum good class bungalow site up for sale with indicative price of $49m to $51m

SINGAPORE - A plum site featuring the poshest type of housing in Singapore is up for sale with an indicative price of $49 million to $51 million.

The good class bungalow (GCB) site at 2 Queen Astrid Park, off Holland Road, is being put to tender by Colliers International.

The 35,011 sq ft site, at the junction of Queen Astrid Park and Coronation Road West, the site is currently occupied by a single-storey detached house.

Ms Grace Ng, deputy managing director of Colliers International, said: "A gem of the GCB asset class, the subject property would not have been made available for sale, had it not been an estate sale."

She said the exclusive site was "on elevated grounds in tranquil surroundings with lush greenery easy accessibility to Holland Village and Orchard Road".

The site has the potential to be sub-divided into two smaller plots, which is a rare attribute and would appeal to developers.

GCBs are highly coveted in Singapore owing to their scarcity, with only about 2,500 across the island.

Ms Ng said the indicative price range works out to be some $1,399 per sq ft to $1,456 psf.
