SINGAPORE - When Mr Royston Toh discussed plans to open a pub with a group of friends, he initially considered malls such as Orchard Towers and Golden Mile Complex.

Golden Mile Complex, which had over a dozen pubs and karaoke lounges, was quickly ruled out when he learnt that tenants had to move out by May 2023 after the mall in Beach Road was sold en bloc the previous year.
