Park views, TEL access and a bustling neighbourhood at your doorstep: What this new Lentor condo offers families
Part of the area’s transformation from a quiet enclave into a vibrant, well-connected precinct, Lentor Gardens Residences gives buyers an early foothold as the district takes shape
Backed by Lentor Hillock Park and overlooking the landed estates of Teacher’s Estate, Lentor Gardens Residences offers a rare combination of greenery, connectivity and urban conveniences.

Waking up to views of trees instead of concrete blocks of buildings – that is how a day starts in a leafy corner of Singapore’s north.
Tucked between Ang Mo Kio and Sembawang, Lentor as long been known for its verdant surroundings and low-rise estates – and as it slowly transforms into one of the north’s most vibrant residential enclaves, that character has largely been preserved.
Lentor Gardens Residences is part of that transformation. Developed by Kingsford Lentor Project Pte Ltd and sited along Lentor Gardens, the development backs directly onto Lentor Hillock Park – with many of its 502 units enjoying views of the park, the landscaped pool, the surrounding landed estate or the Lower Seletar Reservoir, while selected units offer unobstructed views stretching all the way to Thomson Nature Park.
“Virtually all sides of the plot have orientation towards greenery and nature – either of the Lentor Hillock Park or unblocked views of the Thomson Nature Park overlooking landed homes in Teacher’s Estate,” notes Kelvin Fong, chief executive office of PropNex. “In a relatively densely built-up country like Singapore, such properties are few and far between.”
Nearly half of the 502 units at Lentor Gardens Residences face either Hillock Park or the surrounding landed estate, with views that stretch unobstructed to Thomson Nature Park.
The appeal goes beyond aesthetics. “Parks are increasingly important to buyers as more people recognise the benefits of living near them,” says Marcus Chu, CEO of ERA Singapore. “In addition to providing recreational opportunities and improving mental well-being, green spaces help mitigate the effects of climate change by lowering surrounding temperatures.”
Five minutes to the North South Corridor, four stops to the RTS link
For all its greenery, Lentor is anything but removed from the city. Lentor MRT Station on the Thomson-East Coast Line is about 500m from the development’s rear gate, via a scenic park route, placing residents on a single, transfer-free ride to Orchard Road, the Central Business District (CBD) and Marina Bay. A mixed-use development within 10 minutes walk from the station already brings a mall, eateries, childcare and a supermarket to the doorstep – the kind of infrastructure that makes daily life feel effortless rather than managed. To further enhance connectivity, residents will also enjoy a complimentary one-year shuttle bus service to both Lentor MRT Station and Ang Mo Kio MRT Station.
Set within a low-rise, tree-lined neighbourhood, the development is about 500m from Lentor MRT Station, and a direct, transfer-free ride to town.

By 2027, the Johor Bahru-Singapore Rapid Transit System link – accessible via Woodlands North MRT Station, four stops away – makes a day trip or shopping run across the border quick and convenient. The North South Corridor, when complete, will bring dedicated cycling and pedestrian paths into the mix, as well as reduce commute times from northern Singapore to the CBD.
From two-bedroom units to five-bedroom strata terrace houses
At Lentor Gardens Residences, homes range from two to four bedrooms, with three 16-storey towers, one 8-storey block and three exclusive five-bedroom strata terrace houses, which make up the development.
The facilities are generous for a development of this size. An approximately 200m-long pool caters to both serious swimmers and leisurely evening dips. Sky terraces on the ninth storey look out over Lower Seletar Reservoir – a view that feels a world away from the city, even when it is not. A gymnasium, yoga studio and clubhouse round out the rest.
A gymnasium, yoga studio and an approximately 200m-long pool give residents plenty of ways to unwind without the commute.

Schools, malls and hawker centres within the neighbourhood
Beyond the development, daily essentials are never far away. AMK Hub, Thomson Plaza, Sembawang Hills Food Centre and Ang Mo Kio 628 Market are all nearby – enough variety that most errands rarely require going far. The Ang Mo Kio town centre, with its wider spread of amenities, is a short drive away for everything else.
Families are well-served too. CHIJ St Nicholas Girls’ School, Mayflower Primary, Anderson Primary, Presbyterian High School, Anderson Serangoon Junior College and Nanyang Polytechnic are all within the area.
It adds up to an address that is easy to live in. Greenery without isolation, city access without the noise and an unhurried pace of life that feels increasingly hard to come by in Singapore.
