SINGAPORE - The Housing Board has launched 8,573 Build-To-Order (BTO) flats across 15 projects under

the new Prime, Plus and Standard classification in the

October sales exercise

Seven projects in Kallang/Whampoa, Ang Mo Kio, Bedok and Geylang fall under the new Plus category, and there will be one Prime project in Kallang/Whampoa.

The remaining seven developments are Standard ones in towns such as Bukit Batok, Sengkang and Woodlands.

Here are the BTO projects on offer.

Standard projects

There are seven Standard projects in October’s launch. These flats, which form the bulk of public housing supply, will come with a five-year minimum occupation period (MOP) and have no significant restrictions on the pool of resale buyers.

West BrickVille @ Bukit Batok

This project comprises five 14-storey blocks with 689 units of two-room flexi, three-, four- and five-room flats, and three-generation units. Buyers will only have to wait around two years for a flat here. It is one of the shortest wait periods to date.

It will be near Le Quest mall and the future Jurong Region Line’s Tengah Park MRT station, which is expected to be completed in 2028.

Prices range from $140,000 to $217,000 for a two-room flexi flat; $247,000 to $329,000 for a three-room flat; $335,000 to $445,000 for a four-room flat; $496,000 to $597,000 for a five-room flat; and $529,000 to $606,000 for a three-generation unit.

Costa Riviera I and II

These two projects in Pasir Ris will offer a total of 767 units on a plot next to Pasir Ris Park.

The developments will be near

the new Pasir Ris Mall,

and the Pasir Ris 8 integrated development, which will be connected to an air-conditioned bus interchange and Pasir Ris MRT station.

Two-room flexi units in this project are going for $194,000 to $288,000; three-room flats for $329,000 to $411,000; four-room flats for $481,000 to $595,000; five-room units for $635,000 to $736,000; and three-generation units for $644,000 to $753,000.

The wait for a flat will be slightly more than three years.

Fernvale Oasis and Fernvale Sails

Fernvale Oasis is the larger of the two projects being launched in Sengkang. It is near two LRT stations, Thanggam and Kupang, and will have a wait of two years and nine months.

Fernvale Sails, which will have a wait of two years and three months, is near Layar LRT station, Punggol River and The Seletar Mall.

The two projects will offer a total of 1,396 units in the new Fernvale North residential area.

Prices range from $126,000 to $240,000 for a two-room flexi flat; $277,000 to $370,000 for a three-room flat; $324,000 to $474,000 for a four-room flat; and $465,000 to $640,000 for a five-room flat.

The wait times for this project will range between two years and three months and two years and nine months.

Marsiling Ridge

Marsiling Ridge in Woodlands will have 292 four- and five-room flats on a site adjacent to Marsiling Primary School. The project is about a five-minute walk from Marsiling MRT station.

Four-room flats are priced from $329,000 to $457,000; and five-room flats from $488,000 to $616,000.

The wait for a flat here will be around three years and seven months.

Taman Jurong Skyline

This project will be the largest launch in HDB’s October sales exercise, with 1,844 units. It is located near Jurong Lake Gardens in Jurong West.

Two-room flexi units in this project are going for $109,000 to $194,000; three-room flats for $209,000 to $306,000; four-room flats for $290,000 to $434,000; five-room units for $427,000 to $598,000; and three-generation units for $465,000 to $598,000.

The wait for a flat will be about four years and four months.

Plus projects

The seven Plus projects are flats located in attractive locations with good transport connectivity or unique features.

They will come with stricter resale conditions such as a 10-year MOP and a subsidy clawback.

Kallang View and Towner Breeze

In Kallang/Whampoa, the 271-unit Kallang View project is about a 10 minute walk from both the Geylang Bahru and Kallang MRT stations.

Prices range from $388,000 to $497,000 for a three-room flat; and $539,000 to $698,000 for a four-room flat. The wait for a flat will be around three years and seven months.

The 355-unit Towner Breeze in May Road, is located about a 10-minute walk from Boon Keng MRT station.

Prices range from $216,000 to $328,000 for a two-room flexi unit; and $522,000 and $727,000 for a four-room flat. The wait for this project will be about four years.

Central Trio @ AMK

This project in Ang Mo Kio will have 422 two-room flexi and four-room flats, and is located along Ang Mo Kio Avenue 6. The flats are near the Ang Mo Kio, Yio Chu Kang and Mayflower MRT stations.

Two-room flexi flats are priced from $187,000 to $288,000; and four-room flats from $481,000 to $603,000. This project has the longest waiting time in this launch, at four years and 11 months.

Merpati Alcove

This project in Geylang is next to Mattar MRT station, and will have 160 four-room flats and 260 assisted living flats, which pair senior-friendly housing design with on-site care services. It will be the fourth project with community care apartments.

Prices range from $102,000 to $129,000 for a community care apartment on a 30-year lease; and $530,000 to $647,000 for a four-room flat. The wait for a flat here is about three years and eight months.

Bayshore Vista and Bayshore Palms

These two projects in Bayshore, an extension of Bedok town, will have a combined 1,444 units. Flats in Bayshore Vista and Bayshore Palms will have full-height windows, with waterfront views for units overlooking East Coast Park, or city views for those facing Bedok town.

Two-room flexi flats are priced at $199,000 to $340,000; three-room flats from $369,000 to $476,000; and four-room flats from $495,000 to $694,000.

The wait for a flat will range from three years and nine months to three years and 11 months.

Kembangan Wave

This project is sited next to Kembangan MRT station, and will have 348 two-room flexi and four-room flats. The flats will be part of an integrated development that will include a five-storey building with a new community club, supermarket, shops, an outpatient healthcare facility and a kidney dialysis centre.

Prices range from $190,000 to $285,000 for a two-room flexi flat; and $453,000 to $592,000 for a four-room flat. The wait for a flat will be about three years and five months.

Prime project

Crawford Heights

This project near Lavender MRT station comprises 80 three-room units and 230 four-room flats. It is also located near the Rochor River, Kallang Riverside Park and the future Kallang Alive lifestyle precinct.
