The challenges faced by ageing strata-titled malls in Singapore, which have seen better days, are well-known: slow business, low footfall, run-down buildings and a lack of marketing efforts.

Faced with competition from newer and more modern shopping centres as well as e-commerce, malls such as Peninsula Shopping Centre and Far East Plaza have struggled to stay relevant in Singapore's fast-changing retail landscape.
