Strata units at Singapore's largest automobile centre put up for sale

SINGAPORE - Units at a development slated to be Singapore's largest automobile centre were put up for sale on Monday.

Some 213 strata-titled units at Carros Centre in 60 Jalan Lam Huat will go on the market from $870 per sq ft (psf).

The units are sized from from 1,700 sq ft to 4,198 sq ft each, and will be on the third to fifth levels of the seven-storey development.

The remaining 170 units on other floors will be put up for lease by the developer, BS Capital Group, said marketing agent Colliers International.

Carros Centre is designated for B2 industrial use, which includes clean and light industries as well as general industrial purposes.

With a built-up area of more than 2.3 million sq ft, it could be Singapore's largest industrial facitily targeted at auotmobile businesses, said Mr Tan Boon Leong, executive director of industrial services at Colliers.

Some features, such as column-free driveways and direct ramp access to the units, will suit the needs of those in the business, he said.

The units will also have an attached toilet and floor trap connected to a common garage gully.

"With the developer holding onto approximately 60 per cent of the development's total net lettable floor area for lease, buyers can be assured that there will be a good tenant mix of complementary trades," said Mr Tan.

"Freehold industrial premises are hard to come by these days, as sites from the Government Land Sales programme are all of 30-year leasehold tenures. Hence, buyers can expect some capital appreciation in the long term."
