Buyers' preview to mixed freehold project near Bartley MRT station to begin on Aug 8

The developers of a freehold integrated commercial and residential development at the junction of Upper Paya Lebar Road and Jalan Lokam is starting to market the project.

Fragrance Group and World Class Land, the property development arm of Aspial Corporation, said they will be opening the sales gallery of Kensington Square to the public from Aug 8 for a preview and registration of interest.

The gallery is located at the junction of Upper Paya Lebar Road and Jalan Lokam.

Kensington Square will incorporate a 220-metre prominent frontage for a total of 57 commercial units to be located on a single level on a big floor plate.

This will ensure that foot traffic will be well distributed.

To further ensure that the development will be an attractive proposition to commercial buyers, the commercial space has been specially planned to be either road facing or near the supermarket, with no obscure units.

Indicative pricing for the commercial units starts from $4,800 per square foot (psf). On an absolute basis, prices for the units start from $1.15 million.

Kensington Square will also offer 141 residential units of various sizes from the second to fifth floor.

These include one-bedroom, two-bedroom and three-bedroom units. Some of the two- and three-bedroom units also come with the dual key feature. The sizes range from 436 square feet to 1,220 square feet.

Indicative prices start from $1,450 psf.

The cheapest one-bedder will be priced from $675,000 while pricing for the three-bedroom dual key units start from $1.18 million.
